## Can You Rent a Houston High Rise Under $1,600?

Yes, with honest trade-offs. High rise rents run above Houston’s $1,446 citywide average (Trulia, August 2026), and a 1-bedroom in a Downtown or Galleria tower typically starts around $1,600–$2,200. But 11 of the 50 towers we track had starting rents under $1,600 in October 2026.

Starting rents in our data:

- **Houston House** (1617 Fannin, Class C, 1966/2011): from $925
- **The Rice** (909 Texas Ave, Class C, 1913/2015): from $1,053, 1.5 months free
- **230 West Alabama** (Class C-, 1962/2009): from $1,159
- **Hanover Post Oak** (Class A+): from $1,200
- **SoDo on Main** (Class A+): from $1,221
- **M5250** (Gables, Class A+): from $1,294
- **SkyHouse River Oaks** (Class A+): from $1,330, $1K look-and-lease
- **Drewery Place** (Hines): from $1,360, 8 weeks free
- **Camden Downtown**: from $1,479
- **Bowen River Oaks**: from $1,525, 1.5 months free
- **Boone Manor**: from $1,581, 2 months free

Starting rents are usually studios or lower floors. A starting price at an A+ tower like Hanover Post Oak is real, but most of that building rents far higher.

## What You Trade for a Lower Rent

Older buildings, like the renovated historic conversions Downtown, often give you more character and sometimes more square footage, but older systems: HVAC, windows, elevators and water pressure. Newer value towers like SoDo on Main (2013), M5250 (2013) and SkyHouse River Oaks (2015) give you modern finishes in smaller units, often studios.

Resident ratings help. The Rice and Houston House are both Class C, but The Rice rates 4.5 stars and Houston House 2.7. We share recent resident feedback so a low rent does not become a bad year. Read

## Common Problems We Solve

### “The advertised price is not what I would pay”

Amenity fees, parking and pet rent add up. We build your all-in monthly number before you tour.

### “Specials make it hard to compare”

Two months free at Boone Manor on a 12-month lease brings $1,581 down to about $1,318 a month net effective. We do that math for every tower on your list.

### “Will I get approved?”

A lower rent makes the income multiple easier. At 3x, $1,300 rent needs $3,900 a month in gross income. We also check credit thresholds. See our

## Where Affordable High Rises Cluster

Downtown has the deepest value bench, from Houston House to The Rice to SoDo on Main on the METRORail Red Line, which can also save you a parking fee. Midtown’s Drewery Place and the Westcreek Lane cluster in River Oaks (SkyHouse and Bowen) give you a prestige address for less. In the Galleria, M5250 and the starting units at Hanover Post Oak lead. Tell us your budget in the questionnaire and we will send the towers that fit, with this week’s specials.
