## What Do Houston High Rises Check Before Approving You?

Every Houston high rise runs your application through a screening platform before it hands you keys. The platforms are the same ones garden-style communities use: RealPage, Yardi and SafeRent Solutions. What changes in a high rise is the bar. Thresholds are usually stricter, and the rules vary building by building in ways a listing will never tell you.

, and we track four screening criteria at each of the 50 towers in our database. This guide explains each one, how it differs from garden-style screening, and what it means for you before you pay an application fee.

Here is the short version:

1. **Credit threshold:** the minimum score, and whether it is a hard cutoff or a tiered system.
2. **Income multiple:** 2x, 2.5x or 3x your gross monthly income.
3. **Rental history lookback:** how far back the building checks for late payments, collections or landlord debt.
4. **Deposit and guarantee programs:** whether the building accepts Jetty, Obligo, TheGuarantors or Rhino.

> are usually non-refundable and charged per applicant. Applying to three buildings that will not approve you can cost more than a month of utilities. Knowing the criteria first is the cheapest decision you will make.

## 1\. Credit Threshold: Hard Cutoff or Tiered?

Most Houston high rises set the bar at a 600–650 credit score. Some newer towers go higher. A handful are flexible with an additional deposit.

The bigger question is how the building uses the number:

- **Hard cutoff:** below the minimum, you are denied. No deposit or guarantor changes it.
- **Tiered system:** applicants fall into bands. A typical setup approves strong scores outright, approves middle scores with a larger refundable deposit, and denies the lowest band.

Two buildings with the same advertised minimum can behave very differently. A tiered tower might approve a 590 with an extra deposit, while a hard-cutoff tower next door denies a 645. That is why we record the structure, not just the number. If your score sits near the line, read

.

## 2\. Income Multiple: 2x, 2.5x or 3x

The income multiple compares your gross monthly income to the rent. Higher-rent buildings often require 3x. Some value-priced towers accept 2x or 2.5x.

| Monthly rent | 2x income needed | 2.5x income needed | 3x income needed |
| --- | --- | --- | --- |
| $1,500 | $3,000/mo ($36,000/yr) | $3,750/mo ($45,000/yr) | $4,500/mo ($54,000/yr) |
| $2,200 | $4,400/mo ($52,800/yr) | $5,500/mo ($66,000/yr) | $6,600/mo ($79,200/yr) |
| $4,000 | $8,000/mo ($96,000/yr) | $10,000/mo ($120,000/yr) | $12,000/mo ($144,000/yr) |

Buildings verify income with pay stubs, an offer letter, tax returns or bank statements. Roommate rules vary: some combine incomes, while others require each person to meet a share. Our

## 3\. Rental History Lookback

The rental history lookback is how many years the building checks for late payments, collections and money owed to past landlords. A short lookback can forgive an old problem. A long lookback means it still counts.

This criterion often explains surprise denials. A renter with a solid score can still be declined because of an unpaid balance at a previous apartment that sits inside the lookback window. If that is you, tell us up front. We will match you to buildings where the issue falls outside the window, or where a guarantor or deposit can offset it.

## 4\. Deposit and Guarantee Programs

Some Houston high rises accept lease guarantee programs or deposit alternatives. Many do not. The four we track most often:

- **TheGuarantors** and **Jetty**: lease guarantor products that back your lease obligation for a fee.
- **Obligo** and **Rhino**: deposit alternatives that replace some or all of the cash deposit.

Acceptance is building-specific, and it can change. Applying with a program the building does not take wastes your fee. Our guide to

lease guarantee programs

 compares them side by side.

## How High Rise Screening Differs from Garden-Style

The platforms are the same, but three things differ in practice:

- **Higher bars.** Credit minimums of 600–650 and 3x income at higher rents are common in towers.
- **Portfolio-level rules.** Operators like Hines, Hanover and Greystar often set screening policy across their portfolio, so one denial can predict others.
- **Less flexibility at the desk.** Leasing staff in large towers usually cannot override the platform’s decision.

## What We Do Not Track on This Site

We do not track eviction lookback, criminal background or broken lease criteria here. Renters in those situations are served by the second chance sites in our network, and we will point you there instead of wasting your application fees. Credit flexibility is where the two overlap, which is why our

flexible credit search

 exists.

## Common Screening Myths

**“A high income guarantees approval.”** It does not. Income clears the multiple, but a hard credit cutoff or an unpaid landlord balance can still produce a denial.

**“The leasing agent decides.”** In most towers, the screening platform returns the decision. Leasing staff can explain a result and sometimes offer a conditional approval, but they rarely override it.

**“All buildings from the same operator screen the same way.”** Often true, not always. Portfolio operators set defaults, but individual properties can adjust thresholds or guarantor acceptance.

**“A co-signer fixes everything.”** Some towers accept a personal co-signer at a higher income multiple, often 4x–5x the rent. Others only accept institutional programs. Ask first.

## A Pre-Application Checklist

| Item | Why it matters |
| --- | --- |
| Your current score range | Tells you whether you face a hard cutoff or a tier |
| Gross monthly income, documented | Confirms which multiples you clear |
| Any landlord balances or collections | Explains surprise denials inside the lookback window |
| Guarantor pre-approval, if needed | Saves time if the building accepts the program |
| Co-applicant details | Some buildings use the lowest score among applicants |

Bring those five items to any conversation with a leasing office, or send them to us and we will do the matching.

## Using This Before You Apply

Before you apply anywhere, gather three things: your current score (a free report is fine), proof of income, and a note of any collections or late payments in the last few years. Then compare those against the four criteria above.

Or skip the guesswork. Send us your score range and income in the 60-second questionnaire, and we will text back the Houston high rises whose criteria you meet, with this week’s specials. You apply once, where you fit.

FAQ

## Quick Answers

### Do Houston high rises screen differently than garden-style complexes?

They use the same screening platforms (RealPage, Yardi and SafeRent Solutions), but the thresholds are usually stricter. Most high rises want a 600–650 credit score and 2.5x–3x the rent in gross income.

### What income do I need for a Houston high rise?

Usually 2.5x to 3x the monthly rent in gross monthly income. At $2,000 rent, 3x means $6,000 a month, or $72,000 a year. Some lower-rent towers use 2x.

### Do you check eviction or criminal history?

Not on this site. We track credit, income, rental history lookback and guarantee programs. Eviction, criminal background and broken-lease situations are handled by the second chance sites in our network.

### Can I see a building's criteria before I apply?

Most buildings do not publish them. We track them in our database and tell you which towers your profile fits before you pay an application fee.
