## What Is Net Effective Rent?

Houston high rises advertise specials in a dozen formats: “8 weeks free,” “1 month free on a 14-month lease,” “50% off 3 months,” “$1,500 look-and-lease.” The

tracks 50 towers, and 37 of them had a concession in October 2026. You cannot compare those offers until you put them on the same basis. That basis is net effective rent.

**Gross rent** is the monthly rent on the lease. **Net effective rent** is what you actually pay per month, on average, after the special is spread across the lease.

The formula:

> **Net effective rent = gross rent × (lease months − free months) ÷ lease months**

## Worked Examples from Houston Towers

All specials below come from our October 2026 data. We use a sample rent for each so the math is easy to follow.

### Drewery Place: 8 weeks free

Drewery Place (Hines, Midtown) offered 8 weeks free. Eight weeks is about 1.85 months. On a $1,500 rent and a 12-month lease:

$1,500 × (12 − 1.85) ÷ 12 = **about $1,269 a month net effective.**

### Market Square Tower: 1 month free on a 14-month lease

Market Square Tower (Downtown) offered 1 month free, but only on a 14-month lease. On a $2,400 rent:

$2,400 × (14 − 1) ÷ 14 = **about $2,229 a month net effective.**

### Catalyst Houston: 50% off 3 months on a 15-month lease

Catalyst Houston offered 50% off for 3 months on a 15-month lease. That is 1.5 months free in effect. On a $2,000 rent:

$2,000 × (15 − 1.5) ÷ 15 = **$1,800 a month net effective.**

| Building | Special | Sample rent | Lease | Net effective |
| --- | --- | --- | --- | --- |
| Drewery Place | 8 weeks free | $1,500 | 12 mo | ~$1,269 |
| Market Square Tower | 1 mo free on 14 mo | $2,400 | 14 mo | ~$2,229 |
| Catalyst Houston | 50% off 3 mo on 15 mo | $2,000 | 15 mo | $1,800 |
| 1010 Waugh | 2.5 mo free | $1,900 | 12 mo | ~$1,504 |

## Look-and-Lease Bonuses vs. Free Months

A look-and-lease bonus is a cash credit for signing soon after you tour, often within 24–48 hours. Aris Market Square offered $1,500 on top of 2 months free, and Rone Residences offered $2K on top of 2 months free. To compare a bonus with free months, divide the bonus by the lease length and subtract it from the monthly figure. A $1,500 bonus on a 12-month lease is worth $125 a month.

Free months are usually worth more than a bonus at the same building, but bonuses stack. When both apply, add them together before you compare buildings.

## The Renewal Trap

Here is the part most renters miss: **renewals usually start from gross rent, not net effective rent.** If you sign at $1,900 with 2.5 months free, you have effectively paid about $1,504 a month in year one. Your renewal offer will likely start near $1,900, or higher if the market rises. That jump can feel like a 25% increase even when the gross rent has not changed.

Plan for year two at the gross number. If you might move after one year, a big special is pure savings. If you plan to stay three years, a lower gross rent with a smaller special may cost less overall. Our guide to

## When the Free Month Actually Hits

Buildings apply concessions differently:

- **Up front:** your first month (or two) is credited at move-in.
- **Prorated:** the discount is spread across every monthly payment.
- **Back-loaded:** a free month near the end of the lease.

Up-front credits help your move-in cash. Prorated credits make your monthly budget easier. Back-loaded credits carry risk if you break the lease early. Our

## Three Mistakes Renters Make with Specials

1. **Comparing headlines instead of math.** “2 months free” sounds bigger than “$5K bonus,” but on a $3,000 rent over 12 months they are worth about the same per month. Always convert to net effective rent.
2. **Ignoring the term requirement.** A special tied to a 15-month lease spreads the same discount over more months, so the monthly benefit shrinks. Divide by the lease length the special actually requires.
3. **Forgetting fees.** Parking, pet rent and amenity fees are not discounted. Add them back after you compute net effective rent so you compare all-in monthly cost.

## Quick Conversion Table

| Special | Free months equivalent |
| --- | --- |
| 2 weeks free | about 0.46 months |
| 4 weeks free | about 0.92 months |
| 6 weeks free | about 1.38 months |
| 8 weeks free | about 1.85 months |
| 50% off 3 months | 1.5 months |
| $1,000 bonus on $2,000 rent | 0.5 months |

Use the equivalent in the formula, and you can line up any two Houston offers in under a minute. Our

FAQ

## Quick Answers

### Is a free month applied up front or spread out?

It varies by building. Some credit the free month at move-in, others spread it across the lease as a monthly discount. Read the concession addendum before you sign.

### Why do specials require 14 or 15 month leases?

Longer terms let the building recover the concession and move your lease expiration into a busier leasing month. Market Square Tower and Catalyst Houston both tied October 2026 specials to longer terms.

### Will my renewal be based on the discounted rent?

Usually not. Renewals typically start from gross rent, not net effective rent, so plan for year two at the full price or higher.

### How do I compare weeks free and months free?

Convert both to net effective rent: gross rent times (lease months minus free months), divided by lease months. Treat 8 weeks as about 1.85 months.
