## What Older Buildings Offer

- **Lower rents:** Houston House and The Rice are the two lowest starting rents in our data.
- **Character:** The Rice is a 1913 Downtown landmark with high ceilings and historic details.
- **Sometimes more space** for the money, depending on the layout.

## What Older Buildings Can Lack

- **Modern systems:** older HVAC, windows and elevators unless replaced in the renovation.
- **Amenity depth:** fewer or smaller pools, gyms and lounges.
- **Consistency:** irregular layouts and finishes that vary unit to unit.

> **Ratings tell the real story**
>
> Houston House and The Rice are both Class C. Residents rate The Rice 4.5 stars and Houston House 2.7. Class describes the building; ratings describe living there.

## What Newer Value Towers Offer

SoDo on Main, M5250 and SkyHouse River Oaks give you 2013–2015 construction, modern finishes, full amenities and A+ class at starting rents under $1,350. The trade-off is usually unit size: many starting rents are studios. SoDo on Main also sits on the Red Line, which can save a parking fee.

Resident ratings at these three are mixed (3.1 to 4.0), so read recent reviews before you tour.

## What to Check in an Older Building

1. **HVAC:** age, type and how it performs in August.
2. **Windows:** replaced or original? Drafts and noise?
3. **Elevators:** modernized? How many cars?
4. **Water pressure** on upper floors.
5. **Recent reviews:** maintenance speed and management responsiveness.

## Which Fits You

- Choose **older** if character, location and the lowest rent matter most, and you have checked the systems.
- Choose **newer** if you want modern finishes and amenities and are fine with a smaller unit.
