## Can You Rent with Just an Offer Letter?

Yes, at many Houston high rises. If you are relocating for a new job, you may not have local pay stubs yet. Buildings know that, and many accept a signed offer letter as proof of income. This guide explains what they look for, how the income multiple works on future salary, and what to do if the timing does not line up. It is part of our

## What Makes an Offer Letter Acceptable

Most buildings want the letter to show:

- **Company letterhead** with a contact for verification
- **Your name and position**
- **Base salary**, stated annually or monthly
- **Start date**
- **A signature** from the employer, and sometimes yours

Some buildings call HR to verify. If your letter is vague about salary or start date, ask your employer for an updated version before you apply.

> **Keep it simple**
>
> A one-page signed letter with salary and start date clears more applications than a long contract. Ask HR for that version.

## Income Multiple on Future Salary

Buildings apply their usual income multiple, 2x, 2.5x or 3x, to the salary in your letter. Base salary is what counts. Signing bonuses, relocation stipends and lump-sum relocation payments usually do not.

| Annual base salary | Monthly gross | Max rent at 3x | Max rent at 2.5x |
| --- | --- | --- | --- |
| $72,000 | $6,000 | $2,000 | $2,400 |
| $96,000 | $8,000 | $2,667 | $3,200 |
| $150,000 | $12,500 | $4,167 | $5,000 |

## When the Start Date Comes After Move-In

This is the most common snag. If you move in on the 1st and start work on the 15th, some buildings proceed normally. Others want added protection:

- **An extra refundable deposit** until you provide pay stubs
- **A lease guarantor program** such as TheGuarantors or Jetty
- **Prepaid rent** for the first month or two, at some properties

We ask each building’s policy before you apply, so you know which option applies.

## Documents to Gather

1. Signed offer letter (salary, start date, letterhead)
2. Photo ID
3. Recent pay stubs or tax return from your current or most recent job, if you have them
4. Bank statement showing funds for move-in costs
5. Credit report so you know your score in advance

## If Your Credit Is Thin Too

New grads and international hires often have both a future salary and a thin credit file. That combination works best with a guarantor program or at a tiered building. Read

## What Leasing Offices Verify

When you submit an offer letter, expect the building to check some or all of:

- That the company exists and the letterhead matches
- That the signer works in HR or management
- The salary, position and start date
- In some cases, a direct call or email to HR

Give HR a heads-up so verification requests are answered quickly. A delayed verification can cost you a unit in a busy month.

## Timing Your Move Around a Start Date

| Situation | Typical building response |
| --- | --- |
| Start date before move-in | Offer letter usually accepted on its own |
| Start date within a few weeks after move-in | Often accepted; some ask for extra deposit |
| Start date a month or more after move-in | More likely to need a guarantor or prepaid rent |
| Contract or temporary role | Often needs added documentation or a guarantor |

If you have savings, mention it. A bank statement showing several months of rent can tip a borderline decision.

## Corporate Housing as a Bridge

If timing is tight, a short furnished stay can bridge the gap until your start date and first pay stubs. Compare the cost in our

FAQ

## Quick Answers

### Will a high rise accept an offer letter as proof of income?

Many do if it is signed, on company letterhead, and shows your salary and start date. Some also call your employer to verify.

### What if my start date is after move-in?

Some buildings accept it as is; others ask for an extra deposit or a guarantor until you have pay stubs. Ask before you apply.

### Does a relocation stipend count as income?

Usually not toward the income multiple. Buildings typically count base salary only.

### Can I use savings instead of income?

A few buildings accept substantial liquid assets in place of income, often with a larger deposit. It is case by case.
