## The Cheapest Way into a High Rise

For many renters, a studio is the most affordable way to live in a Houston high rise. Starting rents at many towers are studios, and a lower rent makes income multiples easier to meet. The question is whether the space works for your life. This guide compares the two layouts. It is part of our

## Towers with Studios in Our Inventory

Towers listing studio (0BR) units in our October 2026 data include:

| Building | Neighborhood | Starting rent |
| --- | --- | --- |
| SoDo on Main | Downtown | $1,221 |
| M5250 | Galleria | $1,294 |
| SkyHouse River Oaks | River Oaks | $1,330 |
| Aris Market Square | Downtown | $1,682 |
| Brava | Downtown | $1,715 |
| Elev8 | Midtown | $1,750 |

Starting rents at these towers are typically the studios. One-bedrooms in the same building usually start higher. We compare the two plans at each tower on your shortlist. Building age matters too: our

covers what you trade for lower rent.

## Space and Layout

| | Studio | One-bedroom |
| --- | --- | --- |
| Sleeping area | Shared with living space (alcove studios add a nook) | Separate room with a door |
| Storage | Usually one closet | Often a bedroom closet plus a coat closet |
| Guests | Tight | Comfortable |
| Work from home | Workable with an alcove or desk wall | Easier to separate work and rest |
| Rent | Lower | Higher |

> **Look for an alcove**
>
> An alcove studio puts the bed in a recess or nook. It feels much more like a 1-bedroom for less rent.

## Furniture Fit

Measure before you tour. In a studio, a queen bed, a small sofa, a dining spot and a desk all share one room. Wall-mounted shelves, a storage bed and a drop-leaf table help. Floor-to-ceiling windows look great but leave less wall for furniture.

## Working from Home

A studio works for remote work if you can carve out a desk zone away from the bed and you do not take many video calls with roommates or partners around. If you spend long days at home, a 1-bedroom or a 1-bedroom plus den is usually worth the extra rent.

## Approval Math

A lower rent can be the difference between approval and denial. At a 3x multiple:

- A $1,300 studio needs $3,900 a month in gross income.
- A $1,800 one-bedroom needs $5,400 a month.

income requirements guide

 explains multiples in detail.

## Who Each Fits

- **Studio:** single renters, frequent travelers, first-time high rise renters, anyone prioritizing location over space.
- **One-bedroom:** couples, remote workers, people who host, anyone who wants a door between sleep and everything else.

## Layout Types to Know

- **Standard studio:** one open room plus bath and kitchen.
- **Alcove studio:** a recess or nook for the bed, partly separated.
- **Junior 1-bedroom:** a small separate sleeping area, sometimes with a sliding door.
- **One-bedroom:** a full separate bedroom with a door and closet.
- **One-bedroom plus den:** an extra small room for an office or guest space.

A junior 1-bedroom can be a smart middle ground: some separation at a price closer to a studio.

## Storage Tips for Small Units

Use under-bed storage, a tall bookshelf as a room divider, wall hooks and over-door organizers. Ask whether the building rents storage units for bikes and seasonal items.

FAQ

## Quick Answers

### How much cheaper is a studio?

It varies by building and floor. We compare current studio and 1-bedroom floor plans at each tower rather than quoting an average.

### Can I work from home in a studio?

Yes, especially in an alcove layout with a separate sleeping nook. Check square footage and where a desk would fit.

### Which towers offer studios?

Those listing studios (0BR) in our inventory, including Brava, Elev8, Aris Market Square, SoDo on Main, M5250 and SkyHouse River Oaks.

### Does a studio make approval easier?

Often. A lower rent lowers the income you need under a 2.5x or 3x multiple.
