## What Does “Flexible Credit” Mean at a Houston High Rise?

Most Houston high rises screen applicants through the same platforms garden-style communities use: RealPage, Yardi and SafeRent Solutions, often pulling data from TransUnion ResidentScreening or Experian RentBureau. The difference is the bar. Most towers set a FICO score threshold of 600–650, and some newer buildings go higher.

Flexible credit does not mean “anything goes.” It means the building uses a tiered security deposit system instead of a hard cutoff, or it accepts a lease guarantee program in place of a perfect score. A tiered building might approve a 640 outright, approve a 590 with a larger refundable deposit, and deny a 540. A hard-cutoff building denies the 590 no matter what.

We track four things at every building on our list:

- **Credit threshold:** the minimum score, and whether it is a hard cutoff or tiered.
- **Income multiple:** 2x, 2.5x or 3x gross monthly income.
- **Rental history lookback:** how far back the building checks for late payments, collections or landlord debt.
- **Deposit and guarantee programs:** whether the building accepts Jetty, Obligo, TheGuarantors or Rhino.

That data is what renters cannot find on Zillow or Apartments.com, and it is the reason our renters usually apply once instead of three or four times. For the full breakdown, read our guide to

## Who This Search Is For

This page is for renters who qualify on income but carry a thinner or bruised credit file: a score in the high 500s or low 600s, a few late payments, a medical collection, or no US credit history at all. It is also for young professionals and recent grads whose files are simply too new to score well.

It is not for eviction, criminal background or broken-lease situations. We do not track eviction lookback or criminal criteria on this site. Those renters are served by the second chance sites in our network, and we will point you there rather than waste your application fees.

## Common Problems We Solve

### “I keep paying application fees and getting denied”

Each application usually costs a non-refundable fee per applicant. Three denials can cost more than a month of utilities. We remove buildings you will not pass before you apply. Our guide on

whether applying hurts your credit

[/guide/does-apartment-application-hurt-credit/ →](/guide/does-apartment-application-hurt-credit/)

covers soft vs. hard inquiries too.

### “I do not know if a guarantor or a bigger deposit is the better deal”

A deposit alternative or lease guarantee fee is usually a percentage of one month’s rent and is not refunded. An extra deposit usually is refunded if you follow the lease. We compare both at each building. See

lease guarantee programs compared

[/guide/lease-guarantee-programs-compared/ →](/guide/lease-guarantee-programs-compared/)

.

### “My income is fine, but my score is not”

Strong verified income can offset a lower score at tiered buildings. We look at your debt-to-income ratio, pay stubs or offer letter, and where conditional approval is realistic. Our step-by-step guide on

getting approved with imperfect credit

[/guide/high-rise-approval-imperfect-credit/ →](/guide/high-rise-approval-imperfect-credit/)

 walks through it.

### “I have no US credit history”

International movers and recent grads often have no score at all. Some buildings will approve with a guarantor or a larger deposit when income is verified. Read

renting with a thin credit file

[/guide/renting-with-thin-credit-file/ →](/guide/renting-with-thin-credit-file/)

.

## What We Check Before You Apply

When you send us your score range and income, we check the building’s threshold, its income multiple, its rental history lookback window, and the guarantee programs it accepts. If you have an older collection, we note whether an appeal letter or credit counseling documentation has helped at that property before.

Lower starting rents also make income multiples easier to meet. At 3x, a $1,300 rent needs $3,900 a month in gross income, while a $2,200 rent needs $6,600. That is why the table below starts with towers like Houston House (from $925), The Rice (from $1,053, 1.5 months free) and SoDo on Main (from $1,221). For a deeper look at score bands, read

what credit score you need for a Houston high rise

 and our

income requirements guide

.

Start with the questionnaire. We reply by text in under 5 minutes during business hours with the towers that fit your profile.

Questions renters ask

## Flexible Credit FAQs

### What credit score do Houston high rises require?

Most Houston high rises set the bar at 600–650, and some newer towers go higher. A few accept lower scores with an additional deposit or a lease guarantee program. We check each building's threshold before you pay an application fee.

### Can I rent a Houston high rise with a score under 600?

Sometimes, at buildings that use a tiered system rather than a hard cutoff. Those buildings may approve you with a larger refundable deposit or a guarantor program. We tell you which ones before you apply.

### What is the difference between a hard cutoff and a tiered system?

A hard cutoff denies every applicant below a set score. A tiered system sorts applicants into bands, such as approve, approve with extra deposit, or deny, so a lower score can still lead to an approval.

### Do Houston high rises accept TheGuarantors, Jetty, Obligo or Rhino?

Some do and some do not, and acceptance can change. We track which programs each building accepts so you only apply where your program works.

### Is it better to pay an extra deposit or use a guarantor?

Compare the totals. An extra deposit is usually refundable at move-out if the lease is followed, while a guarantor fee is usually a non-refundable percentage of one month's rent. We lay out both for each building.

### What income do I need?

Most buildings ask for 2x, 2.5x or 3x the monthly rent in gross monthly income. At $1,800 rent, 3x means $5,400 a month, or $64,800 a year. Higher-rent towers often require 3x.

### Does applying to an apartment hurt my credit?

Many rental screenings use soft inquiries, but some use hard pulls. Ask the leasing office which one they use. The bigger cost is usually the non-refundable application fee, which is why we match you first.

### Can you help with an eviction or broken lease?

Not on this site. We focus on credit flexibility. Eviction, criminal background and broken-lease situations are handled by the second chance sites in our network, and we can point you there.

### Can a co-signer help me qualify?

Some buildings accept a personal co-signer who meets a higher income multiple, often 4x–5x the rent. Others only accept institutional guarantor programs. We confirm the policy per building.
