## Why New Towers Are Worth a Look Right Now

Houston is not building many more high rises. Only 3 new towers were under construction across the metro, and the overall apartment construction pipeline was the thinnest since 2012 (CoStar via Houston Chronicle, April 2026). The buildings that delivered in 2024–2026 are in lease-up now, which is when concessions are deepest.

Deliveries we track:

- **1010 Waugh** (Fairfield, 2025): from $1,698, 2.5 months free plus $1K look-and-lease
- **Hanover Buffalo Bayou** (2025): from $2,015 to $13,755
- **Rone Residences** (2311 Westheimer, 2025): from $3,528, 2 months free plus $2K
- **The Heron Museum District** (2025): from $1,686, $1,500 look-and-lease
- **Forme Houston** (Sentral, 2026): from $1,798, 2 months free
- **The Watt** (Greystar, Westlake Park, 2025): from $1,750, 3 months free plus $1K
- **1 Riva Row** (Morgan, Spring, 2025): from $2,554
- **Modera Waugh** (Mill Creek Residential, 2024): from $1,682, 8 weeks free

## How Lease-Up Pricing Works

A new tower starts at zero occupancy and needs to reach stabilized occupancy quickly. Operators like Greystar, Fairfield Residential, Mill Creek Residential and Sentral use concessions to speed up the absorption rate. Those concessions are usually amortized across the lease, which is why we compare net effective rent: gross rent times (lease months minus free months), divided by lease months.

The catch is year two. Renewal increases usually start from gross rent, not the discounted figure. A $2,000 unit with 2.5 months free on a 12-month lease nets about $1,583 a month, but the renewal will likely start near $2,000 or higher. Our guide on

net effective rent

shows the formula with real Houston examples.

## Common Problems We Solve

### “I cannot tell which special is actually better”

Weeks free, months free, look-and-lease bonuses and founder’s rate offers do not compare directly. We put them on the same basis. For the current numbers, see our

.

### “Is it risky to move into a building that just opened?”

There are trade-offs: punch-list fixes, amenities still opening, and construction noise nearby. Read

 before you sign.

### “New or renovated historic?”

The Star (1915) and The Rice (1913, renovated 2015) offer character at lower rents, while 2025 towers offer modern systems and smart home packages. Compare them in

## What We Check at a New Tower

Before you tour, we confirm the certificate of occupancy date for your floor, which amenities are open (pool, fitness, sky lounge), whether a hard hat tour or pre-leasing applies, and how close any active work is to your stack. We also ask about LEED certification and utility costs where it matters to you. Start the questionnaire and we will send all eight towers with this week’s specials.

Questions renters ask

## New Construction FAQs

### Which new high rises opened in Houston recently?

In our tracked inventory: Rone Residences, 1010 Waugh, The Heron Museum District, Hanover Buffalo Bayou, The Watt and 1 Riva Row delivered in 2025, Modera Waugh in 2024, and Forme Houston in 2026.

### Why do new buildings offer such big specials?

A new tower needs to fill quickly to reach stabilized occupancy, so it leans on concessions during lease-up. In October 2026, The Watt offered 3 months free plus $1K and 1010 Waugh 2.5 months free plus $1K.

### Will my rent go up at renewal?

It often does. Renewals usually price off the gross rent, not the discounted net effective rent. We show you both numbers so you can plan for year two.

### How many high rises are being built in Houston?

Only 3 new high rise towers were under construction across the metro, and the overall apartment pipeline was the thinnest since 2012 (CoStar via Houston Chronicle, April 2026).

### What if the amenities are not finished when I move in?

Ask for opening dates in writing. We check amenity completion and punch-list status before you tour.

### Is construction noise a problem in a new tower?

It can be if parts of the building or a neighboring site are still under construction. We ask which stacks face active work.

### What is a look-and-lease special?

A bonus for signing shortly after you tour, such as The Heron's $1,500 look-and-lease or Rone's $2K. Terms vary, so confirm the deadline.

### Are new buildings stricter on credit?

Some newer towers set credit thresholds above the typical 600–650. We check each building's criteria before you apply.
