Houston High Rise
Questions, Answered
Straight answers about how free locating works, what Houston high rises cost, and how approval works.
Cost, Rents and Specials
Is your apartment locating service really free?
Yes. Renters pay nothing. Apartment communities pay us a referral fee from their marketing budget when a renter we send signs a lease, and your rent is the same as if you walked in yourself.
How much does a high rise apartment cost in Houston?
Starting rents in the 50 towers we track run from $925 (Houston House) to $3,528 (Rone Residences), excluding senior living, and top units reach $15,955 at The Driscoll at River Oaks. A Downtown or Galleria 1-bedroom typically starts around $1,600–$2,200, against a $1,446 citywide average (Trulia, August 2026).
Which Houston high rises are offering move-in specials?
37 of the 50 towers we track had a concession in October 2026, including 3 months free plus $1K at The Watt, 2.5 months free plus $1K at 1010 Waugh and 2 months free at Parkside Residences. Specials change weekly, so we confirm them the day you tour.
Do higher floors cost more in Houston high rises?
Usually, yes. High rises price by floor, so the same floor plan costs more on upper floors and with better views. We compare floor tiers for the same layout so you can decide whether the view is worth it.
How the Service Works
Why do I need to name you on the guest card?
Write 'Houston High Rise Apartment Team' on the guest card at your first visit to each building. Communities only pay the referral fee when the locator is registered on the first visit, which is what keeps the service free for you.
How fast will you respond?
By text, in under 5 minutes during business hours: Monday–Friday 8 AM–8 PM and Saturday 9 AM–5 PM. The 60-second questionnaire gives us what we need to start matching right away.
Can I lease a Houston high rise before I move?
Yes. We send video walk-throughs, current specials and screening requirements, and most buildings accept online applications and e-signed leases. Start 45–60 days before your move date for the best selection.
Credit and Approval
What credit score do Houston high rises require?
Most Houston high rises set the bar at 600–650, and some newer towers go higher. A few accept lower scores with an additional deposit or a lease guarantee program. We check each building's threshold before you pay an application fee.
Can you help if I have an eviction or broken lease?
Not on this site. We focus on credit flexibility. Eviction, criminal background and broken-lease situations are handled by the second chance sites in our network, and we can point you there.
Do Houston high rises accept lease guarantor programs?
Some do. Programs like Jetty, Obligo, TheGuarantors and Rhino are accepted at some high rises and not others. We track acceptance by building so you only apply where your program is accepted.
Neighborhoods
Which Houston neighborhoods do you cover?
Inner-loop corridors with real high rise inventory: Downtown, Midtown, Montrose, the Museum District, the Texas Medical Center, River Oaks and Upper Kirby, and the Galleria/Uptown, plus select buildings in the Heights, Memorial City and The Woodlands (1 Riva Row). We do not cover suburbs without high rises, such as Katy, Sugar Land or Pearland.

Are you licensed?
Yes. Our agents are licensed Texas real estate agents brokered by Spirit Real Estate Group, TREC License #562021, with Bryan Keith Bjerke as broker. TREC's Information About Brokerage Services and Consumer Protection Notice are linked in our footer.
