Why Parking Is the Most Common Lease Surprise

Most of Houston is built around the car, and high rises put that car in a garage with a monthly price tag. Some buildings include one space in rent, others charge a monthly parking fee per space, and reserved spaces or second spaces cost more. Two towers with the same advertised rent can be far apart once parking is added.

We confirm the parking line for each building before you tour:

  • Included vs. add-on: is one space part of rent, or extra?
  • Reserved vs. unreserved: an assigned space costs more than first-come parking.
  • Second spaces: availability and price, including tandem parking for couples.
  • Valet: offered at some luxury towers, sometimes as a paid service.
  • EV charging: Level 2 chargers, shared or assigned, and the fee.

Our guide to high rise parking explains each option in detail.

The Garage Itself Matters

High rises use structured garages (above ground, often a podium) or subterranean garages (below ground). Check garage clearance if you drive a lifted truck or an SUV with a roof box. Ask about RFID gate access and controlled access to residential floors, motorcycle parking and bicycle storage.

In Houston, there is one more question: flooding. Subterranean garages can take water in major storms. Ask about the building’s flood history and where residents move cars before a hurricane. Our hurricane season guide has the full list of questions.

Common Problems We Solve

“We have two cars and frequent guests”

Second-space fees, guest parking passes and visitor time limits vary a lot. See parking scenarios for two cars, guests and trucks.

“I want to drop the car entirely”

Towers on the METRORail Red Line make that realistic for some renters. Compare the savings in living car-free in Houston.

“I just bought an EV”

We confirm charger access and fees before you sign, including whether a Tesla Wall Connector or ChargePoint station is assigned or shared.

Where Parking Terms Matter Most

Galleria/Uptown, River Oaks, Montrose and the Memorial City and Energy Corridor towers are car-dependent, so parking terms carry real weight in your budget there. Tell us how many vehicles you have in the questionnaire, and we will compare all-in rent, parking included, across your shortlist.
