Why Pet Policies Matter More in a High Rise
Pet policies vary more between Houston high rises than almost any other lease term. One tower might cap dogs at a set weight, another lists a dozen restricted breeds, and a third allows two large dogs but charges pet rent on each. A “pet-friendly” label on a portal tells you almost none of that.
We compare four things for your pet:
- Weight limit and restricted breed list. These usually come from the building’s insurance carrier.
- Pet deposit: usually refundable at move-out.
- One-time pet fee: usually non-refundable.
- Monthly pet rent: charged every month of the lease, so a 15-month term costs more than a 12-month one.
Our guides on pet fees and breed and weight restrictions explain each line item.
Daily Life with a Dog in a Tower
Elevator time is the part new high rise dog owners underestimate. A relief trip from the 30th floor can take several minutes each way at busy times. Ask where the dog run or relief area sits: ground level, a podium amenity deck, or the roof. Some towers add a pet spa or dog wash station, which helps after rainy Houston walks.
Location matters too. Montrose and the bayou towers (Hanover Autry Park, Hanover Buffalo Bayou) put Buffalo Bayou Park and its off-leash dog park within reach. Downtown towers like Parkside Residences and One Park Place are steps from Discovery Green. Museum District towers sit next to Hermann Park. Common Problems We Solve
“My dog is over the weight limit”
We filter out towers your dog does not qualify for before you tour, so you do not fall for a unit you cannot rent.
“I have an emotional support animal”
Assistance animals are not pets under the Fair Housing Act and HUD emotional support animal guidelines, so pet rent and pet fees do not apply. We help you understand what documentation a building may request.
“Pet costs keep surprising me”
We total the pet deposit, fee and monthly pet rent across your actual lease length and include it in your move-in estimate.
What We Confirm for Your Pet
Before you tour, we confirm the restricted breed list, weight limit, multiple pet policy, pet addendum terms, pet screening requirements and the location of the relief area and dog run. Tell us about your pet in the questionnaire and we will send the towers that welcome them.
