Who Needs a Furnished or Short-Term High Rise?
Furnished and short-term units serve a specific group: corporate transferees waiting on a house, TMC rotations and fellows, interns, people between homes, and anyone who wants to land in Houston with a suitcase and nothing else. If that is you, the real questions are cost and availability, not amenity lists.
Two facts shape every furnished search:
- You pay a premium. A furnished package or a lease under 12 months costs more per month than an unfurnished 12-month lease.
- Specials are often excluded. Many concessions require a 12, 14 or 15-month term. A tower advertising 2 months free may not offer it on a 6-month furnished unit.
How We Find Furnished and Short-Term Units
Furnished availability is not something you can trust from a portal listing. It changes month to month, and some towers furnish units through corporate housing providers like National Corporate Housing rather than in-house. We check current furnished inventory and term options for your dates, then quote the monthly premium against an unfurnished lease.
We also run the comparison you should run anyway: unfurnished rent plus furniture rental from a provider like CORT, versus a turnkey furnished unit, versus an extended-stay hotel. For stays of a year or more, renting furniture is often cheaper. For a few months, a move-in ready furnished unit usually wins.
Common Problems We Solve
“I need a lease under 12 months”
Some buildings offer 3, 6 and 9-month terms at a premium; others will not go below 12. See short-term high rise leases in Houston.
“Is furnished worth it?”
It depends on your length of stay. Our furnished vs. unfurnished guide walks through the math at 6 and 12 months.
“My company is paying”
Corporate leases, stipends and extended-stay budgets work differently. Read corporate lease vs. personal lease.
What to Confirm Before You Sign
Ask what the furnished package includes (a written inventory checklist), whether utilities and Wi-Fi are bundled, whether there is an in-unit washer and dryer, the minimum stay requirement, and how prorated rent works for mid-month arrivals. We confirm all of it for each building on your shortlist, including towers like The Carter near TMC and SkyHouse in River Oaks where we see regular short-stay demand. Tell us your dates in the questionnaire.
