Free High Rise Locating,
Step by Step
From questionnaire to keys, usually in one to three weeks. Here is exactly what we do, what you do, and who pays.
Four Steps from Search to Signed Lease
- 1
Take the 60-second questionnaire
Budget, move-in timeline, neighborhoods, bedrooms, credit situation and high rise priorities. That is all we need to start.
- 2
Get a matched shortlist
We text towers whose credit threshold, income multiple and guarantee programs fit your profile, with current rents and specials converted to net effective rent.
- 3
Tour in person or by video
We schedule tours or send video walk-throughs, and flag floor premiums, parking, pet fees and move-in costs before you go.
- 4
Name us on the guest card and sign
At your first visit to each building, write “Houston High Rise Apartment Team” on the guest card. The community pays our fee when you sign.
Why It Is Free, and the One Rule That Keeps It That Way
Apartment communities set aside marketing budgets to fill units. When a renter we send signs a lease, the community pays us a referral fee from that budget. Your rent does not change.
The rule: write “Houston High Rise Apartment Team” on the guest card at your first visit to each building. Communities only pay the fee when the locator is registered on the first visit.

Process Questions
Is your apartment locating service really free?
Yes. Renters pay nothing. Apartment communities pay us a referral fee from their marketing budget when a renter we send signs a lease, and your rent is the same as if you walked in yourself.
Why do I need to name you on the guest card?
Write 'Houston High Rise Apartment Team' on the guest card at your first visit to each building. Communities only pay the referral fee when the locator is registered on the first visit, which is what keeps the service free for you.
How fast will you respond?
By text, in under 5 minutes during business hours: Monday–Friday 8 AM–8 PM and Saturday 9 AM–5 PM. The 60-second questionnaire gives us what we need to start matching right away.
Can I lease a Houston high rise before I move?
Yes. We send video walk-throughs, current specials and screening requirements, and most buildings accept online applications and e-signed leases. Start 45–60 days before your move date for the best selection.
Are you licensed?
Yes. Our agents are licensed Texas real estate agents brokered by Spirit Real Estate Group, TREC License #562021, with Bryan Keith Bjerke as broker. TREC's Information About Brokerage Services and Consumer Protection Notice are linked in our footer.
