Downtown is the largest high rise cluster we track: 12 towers with starting rents from $925 at Houston House to $2,443 at One Park Place, and top units up to $13,630 at Brava. Eight were running a special in our October 2026 data.
You find a tower near the tunnel and the Theater District, then learn your assigned space is on a low garage level and nobody can say what happens to it in a flood.
Harvey filled the Theater District garages on every level in 2017, and in 2001 Allison sent bayou water into the tunnels through garages. Downtown towers also set their own parking supply, so space types and levels vary by building.
Our parking search asks each building which levels it assigns, whether its garage has floodgates and what a reserved space costs. Car-free renters can start with towers near the Red Line instead.
Fees are non-refundable and charged per applicant. We check credit threshold and income multiple before you apply anywhere.
Free months, bonuses and 14 or 15-month lease offers look different on paper. We convert each to net effective rent.
Parking, pet rent, amenity and valet fees rarely appear in the listing price. We list them before you tour.
Downtown has the widest price spread in Houston. You can rent a renovated 1913 hotel conversion at The Rice from $1,053 or a top-floor unit at Brava for $13,630, and both sit within a few blocks of the tunnel system and Discovery Green. CoStar put Downtown high rise vacancy near 5% in August 2026, against 17%+ for Downtown mid-rises, so the best-priced high rise units do not sit empty long.

Downtown is the one Houston neighborhood where a car is optional for many renters. The METRORail Red Line runs down Main Street, and Commerce Towers (914 Main) and SoDo on Main (1625 Main) sit on that corridor. If you work in one of the office towers, the Downtown Houston Tunnel System links many buildings underground, which matters in August heat and during summer storms.
Parking is where Downtown leases surprise people. Most towers charge for garage parking as a monthly add-on, and reserved or second spaces cost more. We confirm the parking line item for each building before you tour, so the rent you compare is the rent you will pay.
For commuters heading out of Downtown, the I-45 and US-59 ramps sit at the edge of the core. Reverse commutes to the Galleria or the Energy Corridor along I-10 are usually easier than inbound commutes, but drive times vary a lot by hour. We list the routes, not guessed minutes.
The newest Downtown deliveries are Parkside Residences (808 Crawford, 2022) and Brava (414 Milam, Hines, 2021). Parkside was offering 2 months free in October 2026 and Brava 1.5 months free plus a $1K look-and-lease bonus. Both carry top units above $12,700, so they show up in our luxury searches too.
Hines also runs Aris Market Square (409 Travis), rated 4.7 stars by residents and offering 2 months free plus $1,500 look-and-lease. Market Square Tower (777 Preston) offers 1 month free on a 14-month lease, and Catalyst Houston (1475 Texas St) offers 50% off 3 months on a 15-month lease. We convert all three to net effective rent so you can compare them.
For value, the historic conversions lead: The Rice (909 Texas Ave, built 1913, renovated 2015) starts at $1,053 with 1.5 months free and a 4.5-star resident rating, and The Star (1111 Rusk, 1915) starts at $1,714. Houston House (1617 Fannin) is the lowest starting rent we track at $925, though its 2.7-star resident rating tells you to tour it with clear eyes.
Discovery Green is the neighborhood's front yard, with lawn space, a lake and a dog run that tower dwellers use daily. Market Square Park sits among the older blocks near Aris and Market Square Tower, and the Theater District puts the symphony, opera and ballet within walking distance of One Park Place and Brava.
Grocery access has improved but still varies by block, so we note the nearest full-size grocery for each building on your shortlist. School zoning is Houston ISD; verify the assigned schools by exact address, since boundaries do not follow neighborhood names.
Sample client stories shown for layout. They will be replaced with real reviews before launch.
“I wanted a high rise under $1,600. They showed me what I would give up at the older buildings versus a studio at a newer one, with the specials factored in.”
“I was moving from Chicago for a TMC fellowship starting July 1 and could not fly in to tour. They sent video tours of three buildings near the Red Line and I signed at The Carter with a month free.”
“My score is in the low 600s. Instead of applying everywhere, they told me which two buildings would work with a guarantor and I was approved at the first one.”
We track 12 Downtown towers, the largest cluster in our 50-building inventory. Starting rents run from $925 at Houston House to $2,443 at One Park Place, and top units reach $13,630 at Brava (October 2026 data).
In October 2026, 8 of the 12 had a concession, including 2 months free at Parkside Residences, 2 months free plus $1,500 look-and-lease at Aris Market Square, 1.5 months free plus $1K at Brava and 1.5 months free at The Rice. Specials change weekly, so we confirm them the day you tour.
Houston House at 1617 Fannin starts at $925, followed by The Rice at $1,053 and SoDo on Main at $1,221. Starting rents are usually studios or lower floors, and Houston House carries a 2.7-star resident rating, so tour before you decide.
Many renters do. The Red Line stops at Main Street Square in the business district and runs on to Midtown, the Museum District and the Texas Medical Center, and the tunnel system links many office buildings underground.
Usually not. The central business district has used market-based parking for years, so each tower sets its own supply and price. We confirm the monthly fee, the reserved-space cost and the garage level for each building on your shortlist.
They have. During Hurricane Harvey in 2017 the Theater District garages filled on every level, and Allison in 2001 pushed Buffalo Bayou water into the tunnels. Many buildings added floodgates afterward, so we ask each tower about its garage protection before you park a car there.
