What Is Actually Negotiable

Most Houston high rises set base rent with revenue management software. The leasing agent you meet often cannot change that number. That does not mean you have no leverage. It means you negotiate on the parts of the deal that do move. This guide shows where those are and how to use competing specials to your advantage. It is part of our luxury high rise search.

Use Competing Concessions as Leverage

In October 2026, 37 of the 50 towers we track had a concession. That gives you real comparisons. Leasing teams track competitors closely. If a comparable tower nearby is offering more, say so, specifically:

  • “Hanover Montrose is offering 4 weeks free plus a $3K bonus on a similar 2-bedroom.”
  • “Arrive Upper Kirby is at 2 months free.”
  • “The Driscoll is offering a $5K bonus.”

Compare them on net effective rent first, so you are making a fair comparison. Our net effective rent guide shows the formula. To see what comparable units look like at the top of the market, read what $5,000+ a month gets you.

Be specific and honest

Name the building, the unit type and the offer. Vague claims (“other places are cheaper”) rarely move anything. Verifiable ones sometimes do.

Lease-Term Leverage

Many specials require 14 or 15-month leases because the building wants your expiration in a busier month. If you are flexible, offer the term they want in exchange for a better concession. If you are not, ask whether a 12-month version of the special exists. Remember that renewals usually price off gross rent, so a big special on a long lease can mean a larger jump in year two.

Look-and-Lease Timing

Look-and-lease bonuses reward signing soon after touring, often within 24–48 hours. Aris Market Square offered $1,500 and Rone Residences $2K on top of 2 months free in October 2026. To use them well:

  1. Get pre-qualified before you tour, so you can apply the same day.
  2. Tour your top two buildings back to back.
  3. Have documents ready: ID, proof of income, guarantor pre-approval if needed.

Floor and Unit Choice

The most reliable way to lower your rent is to change the unit, not argue the price. Ask for:

  • The same layout on a lower floor
  • A unit facing a different direction
  • A unit that has been vacant longer, which software sometimes prices lower

Our floor premiums guide shows how much floors can differ.

How We Negotiate for You

We track concessions across 50 towers daily and know which ones are flexible this week. We present your profile, point to competing offers and push on term length, parking, admin fees and move-in timing. We confirm every special in writing on the day you tour.

A Negotiation Script That Works

Keep it short and specific:

“I like this 2-bedroom on the 18th floor. Arrive Upper Kirby is offering 2 months free on a similar unit. I can sign a 14-month lease today if you can match that, or include one parking space for the first six months.”

Why it works: you name a real competing offer, you show you are ready to sign, and you give the building two ways to say yes.

Timing Matters

  • End of month: leasing teams often have occupancy goals and may have more room.
  • Units vacant longer: software sometimes lowers price on units that have sat; ask which ones.
  • Winter: fewer movers, more flexibility on terms.
  • New phases in lease-up: buildings opening new floors often run their best offers.

What Not to Do

  • Do not bluff about offers you do not have.
  • Do not ask for a lower base rent without offering something in return.
  • Do not sign before getting the concession terms in writing.

Before You Sign

  • Get the concession terms in writing, including how and when credits apply.
  • Confirm the renewal starting point.
  • Check early termination terms if a longer lease is part of the deal.
