The Real Comparison
Downsizers, relocating executives and buyers waiting on the market often ask the same question: should I rent a luxury high rise or buy a condo? The answer depends on how long you will stay, how much cash you want tied up, and how you feel about surprise costs. This guide walks through the monthly math and the trade-offs. It is part of our luxury high rise search.
We are locators, not mortgage advisors. Use this as a framework, then run your own numbers with a lender and a tax professional.

Monthly Cost: What Goes into Each Side
Renting a luxury high rise
- Rent
- Parking and pet fees (if any)
- Renters insurance
- Utilities
Owning a condo
- Mortgage principal and interest
- HOA dues
- Texas property taxes
- Homeowners (HO-6) insurance
- Maintenance and repairs inside the unit
- Special assessments when the building needs major work
Texas has no state income tax, so property taxes do a lot of the work in funding local government. That makes them a meaningful monthly cost of owning in Houston. Check the exact rate for any address you consider.
A Simple Framework
| Factor | Renting | Buying |
|---|---|---|
| Upfront cash | Deposit, fees, first month | Down payment, closing costs |
| Monthly cost certainty | High (fixed for the lease) | Medium (HOA and taxes can change) |
| Surprise costs | Low | Special assessments, repairs |
| Flexibility to move | High at lease end | Low; selling takes time and money |
| Equity | None | Builds over time |
| Amenities | Full building amenities | Full building amenities via HOA |
The break-even question
Selling a home typically costs several percent of its value in agent fees and closing costs. If you might move within a few years, those costs can erase the equity you build.

Amenity Parity
Luxury rental towers and condo towers offer similar amenities: pools, fitness, concierge, valet and sky lounges. In rentals, the operator maintains them and you pay through rent. In condos, the HOA maintains them and you pay through dues, plus your share of any assessment when the roof, elevators or garage need major work.
Who Renting Fits Better
- Likely to move within a few years (job changes, relocations)
- Downsizers who want to keep house sale proceeds liquid and invested
- Anyone testing a neighborhood before committing
- People who want zero maintenance
Downsizers should also read downsizing to a high rise.
Who Buying Fits Better
- Planning to stay long term in one place
- Comfortable with HOA governance and possible assessments
- Wants to build equity and can absorb selling costs later
Renting Has Specials; Buying Does Not
In October 2026, 37 of the 50 towers we track had a concession, from 4 weeks free to 3 months free. Rental specials lower your effective cost in year one. Our net effective rent guide shows how to value them.
A Worked Comparison Framework
Fill in your own numbers for a specific condo and a comparable rental:
| Monthly line | Rent | Own |
|---|---|---|
| Housing payment | Rent | Mortgage principal and interest |
| Building costs | Included | HOA dues |
| Taxes | Included in rent | Property tax (annual ÷ 12) |
| Insurance | Renters policy | HO-6 policy |
| Maintenance | Building handles | Budget a monthly reserve |
| Opportunity cost | Down payment stays invested | Down payment tied up |
Then add one-time costs: closing costs to buy, and selling costs later. Divide by the years you expect to stay. The shorter the stay, the more renting tends to win.
Questions to Ask Before Buying a Condo
- How healthy is the HOA reserve fund?
- Are any special assessments planned or recently passed?
- What does the HOA insurance cover, and what is the deductible?
- Are rentals allowed if you move later?
Questions to Ask Before Renting Long Term
- What have renewal increases looked like at this building?
- Are longer terms available with a capped increase?
- Can you transfer units within the building if your needs change?
Try Renting First
Many buyers rent in the building or neighborhood they are considering for a year. You learn the elevator waits, the noise, the parking and the management before committing. Send us the neighborhoods you are considering, and we will send rental towers there with current specials. Start your search.
