Renting a Houston High Rise from Out of State

Most of our relocation clients sign before they ever see Houston in person. That is normal and safe when it is done right. This guide lays out a remote timeline, what to send us, and the safeguards that protect you from signing sight unseen. It is part of our corporate and relocation housing service.

The Timeline

Send us your employer address, start date, budget, bedrooms, pets and how many cars you will bring. If your company is paying, tell us whether it signs a corporate lease or gives you a stipend. We use your office location to pick corridors: Downtown, the Texas Medical Center, Galleria/Uptown or the Energy Corridor.

45 days out: shortlist and video tours

We send a shortlist with rents, current specials and screening requirements. Then we set up live video tours of the actual units or the exact floor plan, with notes on view lines, floor premiums, parking and pet fees.

30–45 days out: apply and hold

Most Houston towers quote availability 30–60 days ahead. Once you pick a unit, you apply online. Many buildings take a holding deposit to remove the unit from the market while screening runs.

2–4 weeks out: sign and schedule

E-sign the lease, set up electricity, buy renters insurance, and book the freight elevator and loading dock for move-in day.

Move-in week: keys and walk-through

Pick up keys and fobs, complete a move-in inspection with photos, and register your car for the garage.

What to send us on day one

Office address, start date, budget, bedrooms, pets, number of cars, credit score range, and whether your employer signs the lease. That is everything we need to build your first shortlist.

Video Tours: How to Get a Real Look

Marketing photos show the model. You want the unit. On a live video tour, ask the agent to:

  • Show the view from the actual window, then step onto the balcony
  • Open closets and the pantry so you can judge storage
  • Turn on the kitchen and bath faucets and check water pressure
  • Walk the hallway to the elevator so you can gauge distance
  • Show the parking garage entrance and the package room

Sight-Unseen Safeguards

Signing remotely is safe when you stick to a few rules:

  1. Verify the building. Apply through the community’s official website or portal, not a link sent by a stranger.
  2. Only pay through the official portal. Never wire money or pay through payment apps to an individual.
  3. Use a licensed locator. Texas locators must hold a TREC license. Ours are brokered by Spirit Real Estate Group, TREC #562021.
  4. Get the holding deposit terms in writing. Know whether it is applied to your deposit and when it is refundable.
  5. Document move-in condition. Photograph every room on day one.

Approval Before You Have a Houston Pay Stub

New hires often have an offer letter instead of local pay stubs. Many buildings accept a signed offer letter on letterhead showing salary and start date. Some ask for an extra deposit or a guarantor if your start date falls after move-in. Read renting with an offer letter.

Move-In Logistics in a High Rise

  • Freight elevator reservation: usually a 2–4 hour window.
  • Loading dock: confirm truck size limits.
  • Certificate of insurance: many towers require your movers to provide one.
  • Utilities: set up electricity before you arrive; ask whether water and trash are billed by the building.

Red Flags When Renting Remotely

Rental scams target out-of-state movers. Walk away if you see:

  • A listing priced far below similar units in the same building
  • An “owner” who cannot show the unit live or asks you to skip the leasing office
  • Requests for payment by wire, gift card or a personal payment app
  • Pressure to pay before you have applied through the official portal
  • Email addresses that do not match the building’s domain

Houston high rises lease through on-site offices and official online portals. If anything feels off, call the building’s published number directly.
