Concessions are everywhere in Houston’s high rise market right now. In our October 2026 count, 37 of the 50 towers we track were offering some kind of move-in special, from 2 weeks free to 3 months free, plus cash bonuses up to $5,000. This report lists what we found, where the deepest deals are, and what to watch before you sign.

All figures come from our October 2026 inventory (SmartApartmentData). Specials change weekly, so treat this as a snapshot and confirm the offer the day you tour.

The Deepest Specials

Two towers stood out:

  • The Watt (Greystar, Westlake Park, delivered 2025): 3 months free plus a $1K look-and-lease bonus, with rents from $1,750.
  • 1010 Waugh (Fairfield, Montrose, delivered 2025): 2.5 months free plus a $1K look-and-lease bonus, from $1,698.

Both are lease-up buildings, which explains the depth. New towers need to fill quickly to reach stabilized occupancy, and concessions are the fastest lever. On a $1,900 rent and a 12-month lease, 2.5 months free works out to about $1,504 a month net effective. Our guide to net effective rent shows the formula.

Two Months Free

Seven towers were offering 2 months free in October, some with a bonus on top:

Drewery Place and Modera Waugh were close behind at 8 weeks free.

Read the term requirement

Several October specials required longer leases. Market Square Tower offered 1 month free on a 14-month lease, and Catalyst Houston offered 50% off 3 months on a 15-month lease. A longer lease is fine if you plan to stay, but it changes the math.

Cash Bonuses at the Top of the Market

Luxury towers leaned on cash rather than free months:

  • The Driscoll at River Oaks: $5K bonus (top units to $15,955)
  • Hanover Montrose: 4 weeks free plus a $3K bonus
  • Hanover River Oaks: 4 weeks free plus a $3K bonus
  • Hanover Southampton: $2K bonus
  • Aspire Post Oak: $1,500 bonus
  • Camden Post Oak: 1 month free plus a $1K bonus

A $5K bonus on a 12-month lease is worth about $417 a month. Compare it against free months on the same basis before deciding which tower is the better deal.

One Month Free and Smaller Offers

The broad middle of the market was offering about a month: Museum Tower, Cortland Museum District, Latitude Med Center, Allure Hermann Park and The Carter at 1 month free; One Park Place at 1 month free on 2-bedrooms. Elev8 and Hanover Autry Park offered 4 weeks free. Smaller offers included Hanover Post Oak (2 weeks free plus $500), 7 Riverway ($500 off plus look-and-lease), SkyHouse River Oaks ($1K look-and-lease) and The Heron Museum District ($1,500 look-and-lease).

Who Is Not Discounting

Thirteen towers listed no special in October, including Camden Downtown, SoDo on Main, Commerce Towers, Houston House, Hanover Buffalo Bayou, Residences at La Colombe d’Or, The Westcott, M5250 and the Memorial City towers. No special does not mean a bad deal; some of these have lower base rents or strong demand.

Why So Many Specials?

Two forces are at work. First, a wave of 2024–2026 deliveries is still leasing up: Rone, 1010 Waugh, The Heron, Hanover Buffalo Bayou, Forme Houston, The Watt and 1 Riva Row. Second, the broader market has room to absorb. CoStar put Downtown high rise vacancy near 5% in August 2026, well below the 17%+ it reported for Downtown mid-rises, so high rises are not desperate, but they are competing hard for each signed lease.

That competition may not last. Only 3 new high rise towers were under construction across the metro, and the overall apartment pipeline was the thinnest since 2012 (CoStar via Houston Chronicle, April 2026). As lease-up towers stabilize, expect fewer of the 2.5 to 3-month offers.

What to Watch Before You Sign

  1. Renewal pricing. Renewals usually start from gross rent, not your discounted rate. Our guide on moving into a lease-up building covers the year-two jump.
  2. How the special is applied. Up front, spread across the lease, or later.
  3. Unit eligibility. Some specials apply only to certain floor plans, like One Park Place’s 2-bedroom offer.
  4. Look-and-lease deadlines. Bonuses often require signing within 24–48 hours of touring.

Our Take

October 2026 is a strong month to rent a Houston high rise, especially in new construction. If you are moving in the next 60 days, compare at least three towers on net effective rent, check the term requirement, and plan for the renewal.
