If you are planning a Houston high rise move between November 2026 and February 2027, timing works in your favor, with a few catches. Winter is a slower leasing season, buildings know it, and many of the specials we tracked in October 2026 were built around that reality. This post covers what that means for your deal and how to plan around the holidays.

Why Winter Is Different

Fewer people move in winter. School calendars, holidays and weather all push moves toward late spring and summer. For a high rise with hundreds of units, that matters: a lease that expires in December is harder to re-rent than one that expires in June.

Buildings respond in two ways:

  1. Concessions to keep units from sitting empty through the slow months.
  2. Longer lease terms that move your expiration into a busier season.

This is a general leasing pattern, not a guarantee. Some towers hold firm all year. But it explains why so many October offers came with strings attached.

The 14 and 15-Month Lease Pattern

Several October 2026 specials required longer terms:

  • Market Square Tower (Downtown): 1 month free on a 14-month lease
  • Catalyst Houston (Downtown): 50% off 3 months on a 15-month lease

Do the calendar math before you sign. A 14-month lease starting December 1, 2026 ends January 31, 2028, still in the slow season. Buildings would rather your lease end in late spring or summer, so ask how term length changes the price. A term that lands your expiration in a busy month is what the building wants, and that is where you have room to ask for a better offer.

A simple test

Ask the leasing office to price the same unit at 12, 14 and 15 months. The term that ends in late spring or summer is usually where the best deal sits.

Compare Offers on Net Effective Rent

Winter specials come in many shapes: free weeks, free months, half-off months and look-and-lease bonuses. Convert each to net effective rent before you compare:

Net effective rent = gross rent × (lease months − free months) ÷ lease months

Example: Catalyst’s 50% off 3 months equals 1.5 months free. On $2,000 rent over 15 months, that is $2,000 × 13.5 ÷ 15 = $1,800 a month net effective.

Remember that renewals usually start from gross rent. Our guides on net effective rent and negotiating a luxury high rise lease cover both points.

Holiday-Season Logistics

Touring and moving around the holidays takes a little planning:

  • Our hours: Monday–Friday 8 AM–8 PM, Saturday 9 AM–5 PM. Text replies in under 5 minutes during those hours.
  • Leasing office hours shrink around Thanksgiving, Christmas and New Year’s. Book tours early in the week.
  • Video tours work well for out-of-town movers and anyone traveling for the holidays.
  • Freight elevators book up at month-end. Reserve your move-in slot as soon as you sign.

When to Start

Start 30–60 days before your move date. Most Houston high rises quote available units about that far out, so starting earlier mostly means tracking trends rather than holding a unit. For a January 1 move, begin in early to mid November. For a February move, start in December.

Luxury Renters: Winter Is Leverage Season

At the top of the market, where units can sit longer, winter is when you have the most room on terms. In October 2026, The Driscoll at River Oaks offered a $5K bonus and Hanover Montrose and Hanover River Oaks offered 4 weeks free plus $3K. Ask about parking, floor choice and term length as well as the headline special. See our luxury high rise search.

Bottom Line

Winter moves usually get better concessions in exchange for longer terms. Compare every offer on net effective rent, pick a term that ends in a busy season, and book tours and elevators early around the holidays.
