Yes, It Is Free for Renters. Here Is Why.
The Houston High Rise Apartment Team does not charge renters anything. Not for the search, not for tours, not for the comparison work. That sounds too good to be true, so here is exactly how it works.
Apartment communities set aside a marketing budget to fill vacant units. Part of that budget pays referral fees to licensed locators who send them residents. When a renter we send signs a lease, the community pays us. The renter pays nothing, and the rent is the same as it would be if they had walked in on their own.

Who Pays, and When
The sequence is simple:
- You tell us what you need.
- We send a shortlist and set up tours.
- At your first visit to each building, you write our name on the guest card.
- You sign a lease.
- After move-in, the community pays our referral fee from its marketing budget.
There is no charge to you at any step. Our process page explains how it works in more detail.
The one rule that keeps it free
Write “Houston High Rise Apartment Team” on the guest card at your first visit to each building. Communities only pay the referral fee when the locator is registered on that first visit. If you tour on your own first and leave us off the card, the building usually will not credit us later.
Why Use a Locator Instead of a Portal?
Zillow, Apartments.com and Rent.com are listing sites. They show photos and asking rents. They do not show the things that decide whether a high rise is right for you:
- Screening criteria. Credit threshold, income multiple, rental history lookback and accepted guarantee programs. Portals do not list them.
- Current specials, verified. Concessions change weekly. Portal listings often lag.
- Net effective rent. We convert “8 weeks free” and “1 month free on 14 months” into the same number.
- Floor premiums and add-ons. Parking, pet rent and higher-floor pricing are where the real cost hides.
We track all of that daily across 50 Houston towers. A portal saves you a phone call. A locator saves you application fees and a bad lease.

Is There a Catch?
Fair question. A few honest points:
- We only get paid when you sign. That gives us a reason to find a building you will actually be approved for and happy in. Sending you to a denial helps nobody.
- We work with buildings that pay referral fees. Most Houston high rises do. If a building on your list does not, we will tell you.
- We are licensed and accountable. Texas requires locators to hold a real estate license. Ours are brokered by Spirit Real Estate Group, TREC License #562021, with Bryan Keith Bjerke as broker. TREC’s Information About Brokerage Services and Consumer Protection Notice are linked in our footer.
Does Using a Locator Change Your Rent?
No. Rent is set by the community, usually by revenue management software, and the locator fee comes out of a separate marketing budget. You will see the same rent and the same specials you would see walking in. In many cases you see more, because we know which towers have unadvertised concessions this week.
How a Locator Search Usually Unfolds
Most renters follow the same path with us:
- Day 1: You fill out the 60-second questionnaire. We text within minutes during business hours with clarifying questions, such as pets, parking or a commute address.
- Day 1–2: You receive a shortlist of three to six towers with current rents, specials converted to net effective rent, and any screening notes.
- Days 2–10: You tour in person or by video. We tell you which unit, which floor and which questions to ask at each building.
- Signing: You apply once, at the building most likely to approve you. You name us on the guest card at each first visit.
At no point do you sign an agreement to pay us. The only form you receive is TREC’s Information About Brokerage Services notice, which every Texas license holder provides.
When a Locator Is Not the Right Fit
If you already know the exact building and unit you want, have toured it, and were approved, you may not need us. If you are looking outside the high rise market, such as suburban garden communities in Katy or Sugar Land, we are not the right team. And if your situation involves an eviction or criminal history, our network’s second chance sites will serve you better. We will tell you honestly if any of these apply.
